Home security system

  • Integrated with Control4 system – security system triggers (motion sensors and door sensors) may be used to trigger actions within the home automation system such as turning on lights, either for convenience or safety

Other tech

  • Wireless internet provided by Firefly with excellent rural reliability and performance
  • Most rooms have a minimum of 4 Ethernet network runs (which can also be used for telephone) to the basement and 2 coax cable runs
  • WiFi router will be included since it is required to connect some Control4 devices; provides strong signal to the pool area and even as far as the play set
  • A network hub will be included since it is required to connect some Control4 devices

Partially finished basement

  • Basement 3-piece rough-in plus kitchen drain rough-in and some plumbing rough-in
  • ~90% of framing completed providing for:
    • Home theatre with its own foyer
    • Two additional bedrooms
    • Kitchenette
    • Two large recreation areas (separated by a proposed feature wall to include a fireplace) (or one huge room)
    • Utility room and workshop with warm storage area (as opposed to the cold cellar)
  • ~90% of electrical completed
    • Data and speaker wiring consistent with the rest of the home
  • ~50% of plumbing in place
  • Door handles available for finishing the basement; can provide some guidance about locating matching craftsman-style doors should they be desired for the basement
  • Can recommend an excellent local electrician to complete the basement hookups – same electrical contractor that wired the house during construction
  • A quantity of Control4 dimmer switches that should be sufficient to finish the basement per current owners’ plans may be available

Pool

  • Salt-water pool built by Jameson Pool & Spa in late 2009
  • If Jameson does the annual closing / winterizing then they will honour a lifetime warranty
  • Never had a drop of water in the sump well = excellent drainage and no pool liner issues whatsoever
  • Currently only using solar for heat though a traditional gas or electric heater could be added
  • Cartridge filters, multi-colour programmable LED lights in the pool

Cabana

  • Rough-in for 3-piece bathroom (likely with an “open shower” due to size)
  • Drainage connected to the main septic system with “clean out” access plate near the half distance mark
  • Second electrical conduit is in place to pull network cable from the house if desired by the new owner
