The Property

4 Timber Court is arguably the most desirable property in the community. The lot comprises 5¼ rolling acres, including a pond, that backs onto 43 acres of green space.

Superb privacy is afforded by a number of factors: sheer distance from the neighbours down the hill (just the right distance for being neighbourly without intruding), a knoll in front of the house provides privacy from the road, the hedgerow and elevation protect against views from the court, and mature evergreen trees provide privacy for the pool. The neighbours across the street are well treed and well-hidden.

The property for sale is designated Escarpment Rural Area, and the acreage behind is designated as Escarpment Natural Area under the Niagara Escarpment Commission (NEC). (Map.) As a result, the remarkable views are virtually guaranteed to endure. The elevation change of approximately 15m / 50ft. provides immense protection from ground water and run-off.

Natural Surroundings

In addition to glorious wildlife, the property also includes a number of very productive apple trees in a number of varieties.

Beech Brooke Estates

4 Timber Court is Lot 6 in an exclusive community of 20 homes nestled at the northern edge of Halton Region. The 43-acre property that the property backs onto is owned by Beech Brooke Park Corporation; each property in the neighbourhood includes a 5% share in the Corporation. The Corporation is responsible for maintaining the conservation status of the acreage (which means that it is not taxed under the current system) and liability insurance on the property. A nominal annual fee ($125 in recent years) covers the administrative costs — a small price to pay for access to the walking trail and views. The Beech Brooke community comes together in the spring (and sometimes in the fall) for a trail clean-up and BBQ. The neighbours are truly exceptional.

Halton Hills

We have compiled a list of Georgetown and Halton Hills resources to demonstrate that rural living can be enjoyed without being isolated.

We don’t know of any reason to bash Erin (part of Wellington County), but Halton Hills (Halton Region) is very appealing — and increasingly hard to buy in — because rural property taxes are measurably lower.
